What utilities are included with rent?
At many buildings, heat is included in the rental amount. Please view the building page to see exactly which utilities are included with rent. Cable, phone and internet are not included in rent.
Where are your buildings?
We have buildings in Cleveland, Cleveland Heights, Lakewood and Shaker Heights, primarily around Shaker Square, Coventry and surrounding areas. We are accessible to Downtown, CWRU, Cleveland Clinic, University Hospitals, and many other schools and employers.
What is the application process?
After viewing the property you are interested in and deciding on a suite you can now begin the application process. Once the application has been completed by all adult applicants; the application, security deposit (check or money order), and application fee of $20/per person can be submitted to our office. Once all items have been received we will process the application.
If the application is approved we will prepare the lease/welcome packet and can begin to hold the suite for a maximum of 30 days. The lease & welcome packet can be picked up at your convenience so that you can review prior to signing.
If the application is denied, the security deposit is refunded immediately.
Please contact our office to schedule a day/time to receive keys and complete the move in inspection. Before receiving the keys to your apartment a move in inspection must be completed. At the time of the inspection a condition report is completed and you will receive keys to the suite.
Do you do short term or month-to-month leases?
Short term leases are subject to availability. Please call for details.
Do you accept pets?
Cats (up to 2) are allowed at all locations with an additional deposit of $100/per cat.
Dogs (only 1) are allowed only at Moreland Place with a $250 non-refundable fee, and an additional $25/month rent.

Where should I send my rent?
Where rental payments are sent is determined by the building in which you reside, please view the resident resources page for this information.
Who do I call to set up my utility or communication services?
Utility and communication providers vary by building location. Please view our Resident Resources page for a list of known providers. If access to your apartment is required by the provider, you must be there to let them in. Regrettably, we are unable to give access to occupied suites to providers.
What do I do if I need a repair in my suite?
Please contact our main office at (216) 421-8400. If you reside at the Stuart House, please contact the on-site management office at (216) 671-2050. Please note that unfortunately we are not able to attend to requests for light bulb or battery replacements except for extenuating circumstances.

What is the history of Montlack Realty?
At Montlack Realty, we strive to maintain 100% resident satisfaction and are dedicated to the improvement of our Cleveland area apartments and buildings. Montlack Realty, headquartered in Shaker Heights, Ohio, has been in the real estate and Cleveland apartment business since 1948. Our Cleveland area apartments are extremely diverse in size and amenities—from efficiencies to two-story four bedroom penthouses, some with central air conditioning and elevators and others with refinished hardwood floors and balconies. Additionally, our Northeast Ohio and Cleveland apartments offer a diverse community with many residents coming from all over the world.
Montlack Realty has extensive experience in the renovating, leasing, and managing of Cleveland area market rate apartments built between 1917 and 1962. Our specific renovating experience includes:
Complete demolition of existing kitchens followed by the rebuilding of ceilings and walls, the installation of new cabinetry, granite counters, ceramic tile floors, new appliances and sinks
Complete electrical rewiring of buildings and suites
Total replumbing of buildings as a preventative maintenance tool
Refinishing hardwood floors and installation of drywall prior to the appropriate paint and/or wallcovering
Entire site plan reconfiguration with new parking lots, playgrounds, sprinklered landscaping, new entryways, roofs, and gazebo.
